Approximately 1065 square metres of land at the end of a cul-de-sac offering stunning sea views.

Located in the south-east corner of the subdivision, the allotment backs onto rural and urban zoned land, providing beautiful open views to the rolling hills.

The current owners have plans submitted to Council and the site works have already begun. These plans can be included in the sale if you want to build the same house. However, you can start from scratch and design your own home for this outstanding allotment.

Read on for the vendors' description of the magnificent home they were planning to build.......

The house is a Georgian style home, two storeys with approximately 30 windows to take in the
ocean and the hills views. It is made of either brick or hebel and rendered, with colonial style windows and wooden bifold doors. All with large white architraves to give a timeless and traditional look.

The house itself has 3m ceilings with raked ceilings on the top level if desired. It has been
designed with a strong sense of symmetry. The overall shape is two large double storey
rectangular sections (wings) that are joined by a double storey glass walkway with two internal
courtyards.

On entry to the house there is a grand 2.9 metre wide hall entrance that runs the length of the house.
The front half of the house downstairs has two double bedrooms with a laundry, big bathroom
overlooking the internal coutyard and storage under the stairs plus an extra storage room that
could be made in to a walk-in robe by changing the placement of the door.

There is a large double garage to the northern side of the house with entry through in to the
hallway via the laundry, there is enough room to make a seperate passageway. The garage has been made larger than standard to accommodate two 4WDs. We were going to incorporate an electric
gate in to the wrought iron fencing/gates.

From the front of the house you continue through a glass walkway past two internal courtyards, in which we were planning to have recycled brick circles, with large decidous fruit trees in the middle of each, then surrounded by topiary plants and garden seats. A French feel.

The back wing downstairs is open plan room with two internal walls allowing for 4 open spaces.
We had planned to make these four "rooms" in to a cinema, play room, study and a small gym room.
Two rooms overlook the courtyard and two overlook the back garden.

The staircase in the main foyer on entry leads to a completely open plan dining, lounge and huge
kitchen. All surrounded by windows symmetrical in design. The kitchen overlooks the sweeping hils with no houses in sight. The lounge and dining look down over the coast right past Silver Sands beach and beyond.
There is a very large 3 x 12m deck out the front upstairs for relaxing or to house a 12 seater table.

Through the walkway upstairs there are views of the courtyards below and also over the hills.

In the back wing upstairs there are two large bedrooms. One with a big ensuite (with free standing bath underneath a big window that overlooks the hills, double sinks with mirrors above each
and a big shower, the main bedroom also has a huge walk in robe with a skylight.
There is also a small storage room (suitable for vacuum cleaner and household items needed to be tucked away) and also a 3rd toilet with vanity with skylight. The main bedroom has four colonial windows taking in uninterrupted views of the hills, the other bedroom has four colonial windows (two overlooking the coast and two overlooking the fields).

At the rear of the house is a beautiful 4.5 x 6.5 metre studio with three colonial windows overlooking the fields. It is also to be rendered to match the house. This was to be a musician's writing place. It has
raked ceilings. The studio is set a metre raised above the main house and takes in the views.

There is also room for a shed (up to 6 x 8 metres) to the northern side of the property suitable for
a boat or car project. There is room for a standard width driveway to run down the side of the house for easy vehicle access.

The fences were to be wrought iron with rendered pillars on the front and southern side.

There is plenty of room for a large vegetable garden, fruit trees, or even a pool on the southern side of the house with enough room for there to be lawned areas and gardens.

The house was designed to be a grand executive residence with the practicality of family living and
an open, airy feel where views can be seen out of every window whether it be sea, hills, fields or garden.
We wanted every window to capture something beautiful. The house is also very secure with this style of fencing and certainly would be the standout house in Sellicks and the southern suburbs.
